Would you rather own:

one ₹2 crore property

or

four ₹50 lakh rental assets?

There is no universal answer.

But the question is worth asking.

Because concentration and diversification behave very differently in real estate.

One large property

Potential advantages:

  • simpler management
  • potentially stronger appreciation
  • premium location
  • lower operational complexity

Potential disadvantages:

  • one tenant
  • one vacancy
  • large capital concentration
  • potentially lower rental yield
  • limited flexibility

Multiple smaller units

Potential advantages:

  • multiple rent streams
  • lower impact from one vacancy
  • different tenant segments
  • potentially higher aggregate rental yield
  • greater diversification

Potential disadvantages:

  • more management
  • more maintenance
  • more documentation
  • potentially higher operating complexity

The vacancy equation

Imagine one property generating ₹60,000 rent.

One tenant leaves.

Income becomes:

₹0

Now imagine four units generating ₹15,000 each.

One tenant leaves.

Income becomes:

₹45,000

That doesn’t automatically make four units superior.

But it demonstrates the power of income diversification.

Think like a portfolio manager

Don’t ask:

“Which property is better?”

Ask:

“How concentrated is my property income?”

This is particularly important when rental income is intended to support retirement or financial independence.

Decision Room

You have capital for either:

A. One premium property

B. Multiple smaller rental assets

C. Financial assets + property combination

The right choice depends on:

  • location
  • yield
  • liquidity
  • financing
  • management capacity
  • appreciation prospects
  • personal objectives

The lesson

Real estate diversification isn’t only about owning property in different cities.

It can also mean:

different tenants + different units + different income streams.

One large asset can build wealth.

Multiple smaller assets can potentially build resilience.

And when the objective is income, resilience matters.
