“Only 8.5%!”

The advertisement makes it sound almost free.

But a loan is never just an interest rate.

The real price is hidden in the structure.

Look beyond the headline

A borrower should understand the complete economics, including applicable:

  • processing charges
  • documentation costs
  • insurance requirements
  • legal/technical charges
  • prepayment or foreclosure conditions, where applicable
  • reset mechanisms
  • tenure
  • other contractual charges

The advertised rate is only the beginning of the conversation.

Consider two loans

Loan A:

Lower headline rate
Higher fees
Longer tenure

Loan B:

Slightly higher rate
Lower fees
Shorter tenure

Which is cheaper?

You cannot know from the headline rate alone.

The EMI illusion

Loan A:

₹50,000 EMI

Loan B:

₹55,000 EMI

Many borrowers automatically choose A.

But if A runs substantially longer, total interest may be higher.

This is why:

Low EMI ≠ low cost.

My Four-Number Loan Check

Before signing, look at:

1. Principal borrowed

2. Total repayment

3. Total financing-related costs

4. Time taken to repay

Then compare alternatives.

And read the fine print

The loan agreement isn’t decorative literature.

It is the contract governing your money.

Understand:

  • interest mechanism
  • repayment schedule
  • security
  • default consequences
  • charges
  • conditions for prepayment
  • important covenants, where applicable

If something isn’t clear, ask.

Decision Room

You have two offers.

Offer A: Lowest advertised rate.

Offer B: Slightly higher rate but materially better overall economics and flexibility.

Don’t choose the advertisement.

Choose the economics.

The lesson

A “cheap loan” is not defined by its first number.

It is defined by its total cost and suitability for your financial objective.

Before signing:

Don’t ask only, “What is the rate?”

Ask:

“What is the total cost of this money?”
